A small company on the East Sussex coast that runs furnished property as short and mid-term rentals. Here is who is behind it, how it is set up, and what we will & won’t do.
Why this company exists
South East Sleepers started after I kept noticing a pattern. Landlords being frustrated with their property in the current market. Whether they can’t seem to sell, no one renting, tenants causing damage and being difficult. The Renters rights act has just become more fuel for that fire, but there is a solution.
Your property is likely not the reason for the frustration. The Model has just got harder. Whether its the Void months between tenants, Rent that hasn’t moved in years, or the letting fees squeezing up your profit margin. Not to mention the new rule changes that have made getting your own property back slower and more expensive than ever before.
The obvious answer people reach for is selling. But this has many of its own flaws. Instead, you can change how the property operates, rather than get rid of it; Run it as a short or mid-term let, have it properly managed, and watch it earn more without any of the headache.
The person who will actually be looking after it
I’m Jake. I am twenty-two, I am from this coast, and I run South East Sleepers, Ltd.
I came into this through working directly with tradesmen and landlords for many years in a professional setting. I know what a repair should cost, and I have seen the variety of issues and frustrations that landlords often face. Through this I have been able to form the best solution to the current problems of the rental market.
I always make an effort to be nearby to the properties I manage, which means that when something goes wrong I will be a short enough distance to handle any issues personally. This is not something that a corporate agency three counties over would be able to do.
I care for each property as if it were my own, whereas to an agency you’re just a number.
Who are “we”?
You will see “we” across this site… who is this referring to?. Right now, the person you speak to, the person who runs your listing and the person who answers at 5am is me. There is no account manager and no support desk. You get personal care, at a professional standard.
The real “we” does exist though, as running a property properly needs a cleaner who turns up, a photographer who knows the best angles, and tradesmen who do the job right. Those people are the difference between a five-star review and a bad one, and building that network locally and carefully is a large part of what I do.
I would rather tell you that now than have you find out later. A one-person operation that says so is worth more than a two-person one pretending to be twelve.
How we are set up
- South East Sleepers Ltd is a limited company registered in England and Wales. The company number is in the footer of every page.
- Registered with the Information Commissioner's Office (ICO), as we handle guest and owner data.
- Professionally insured, with a written management agreement you keep a copy of.
- Your money never passes through us. The listing and the payouts stay in your name, and you see every booking as it happens.
