Who we are
A small company on the East Sussex coast that runs furnished property as short and mid-term rentals. Here is who is behind it, how it is set up, and what we will & won’t do.
The person who will actually be looking after it
I’m Jake. I’m twenty-two, I grew up on this coast, and I run South East Sleepers Ltd.
Working alongside landlords and tradesmen, I kept hearing the same complaints from landlords: months without a tenant, rent that stops arriving, repairs that cost far more than they should, and agents who are impossible to reach when it matters.
So I set up South East Sleepers to fix that. Short and mid-term stays keep your property earning instead of sitting empty. Guests pay before they arrive, so there are no arrears to chase. And because I know the trades, repairs get done properly and at a fair price.
I’m based in Hastings and stay close to every property I take on. When something goes wrong, I turn up and sort it myself. A large agency three counties away can’t do that.
I look after every property as if it were my own. Yours won’t be one of hundreds on a spreadsheet. It’ll be one of a handful I know inside out.
Why this company exists
South East Sleepers is a property management company based in Hastings, run by me, Jake Vogels.
I manage short and mid-term lets across Sussex and Kent for landlords who want more than a standard tenancy pays, without doing the work themselves. That covers listings, pricing, guest vetting, cleaning, maintenance and a clear monthly statement.
Why I started it
The Renters’ Rights Act has changed the sums for a lot of landlords. Voids, arrears and longer routes to possession all cost money. Short and mid-term letting won’t suit every property, but where it does, it can earn more and give you back control of your property.
How I work
Before anything is signed, I’ll look at your property, run the numbers and tell you whether it’s worth doing. If it isn’t, I’ll say so.
Once we start, you deal with one person: me. I answer the phone, I check the property, and I deal with problems the same day.

Who are “we”?
You’ll see “we” across this site… But right now, the person you speak to, who runs your listing and who answers at 5am is me. There is no account manager and no support desk. You get personal care, at a professional standard.
The real “we” does exist though, as running a property properly needs a cleaner who turns up, a photographer who knows the best angles, and tradesmen who do the job right. Those people are the difference between a five-star review and a bad one, and building that network locally and carefully is a large part of what I do.
I would rather tell you that now than have you find out later. A one-person operation that says so is worth more than a two-person one pretending to be twelve.
How we are set up
- South East Sleepers Ltd is a limited company registered in England and Wales. The company number is in the footer of every page.
- Registered with the Information Commissioner's Office (ICO), as we handle guest and owner data.
- Professionally insured, with a written management agreement you keep a copy of.
- Your money never passes through us. The listing and the payouts stay in your name, and you see every booking as it happens.
