Yes. Short-term letting of your own property is entirely legal in England. There are currently no national licensing requirements, though we stay across any local council changes in the areas we operate and will flag anything relevant to you before going live.

Most buy-to-let mortgages require you to notify your lender before switching to short-term letting. Some lenders are absolutely fine with it, others require a product switch — it is typically a 10-minute call to your lender or broker and most are accommodating. We can advise on what to say.

Standard landlord insurance typically does not cover short-term guests. Airbnb’s AirCover provides £2.5 million in host damage protection per booking. We also recommend landlords hold a short-term let insurance policy alongside this and can recommend providers we have worked with.
