From first conversation
to first guest
From the first conversation to the first guest and payment, and what happens every month after that. No surprises, and nothing you have to learn.
Five steps, and only
one of them is yours
01
A twenty-minute call
You tell us about the property — size, location, condition, whether it is furnished. There is no pitch and nothing to sign.
02
We run your numbers
Cautiously, using occupancy below the local average. You see the working, not just a headline figure. If the property does not clear a genuine return for it to be worth it, we won’t continue.
03
A written agreement
Plain English, one document. The fee, the notice terms and what each of us is responsible for. You keep a copy.
04
Setup, one to two weeks
Photography, listings, pricing, cleaner, compliance. See below for exactly what happens.
05
Live, and then paid monthly
Bookings start arriving. You get a statement at the start of each month showing where every pound came from.
Four things, and then nothing
This is the whole list. After setup there is nothing you need to do, learn or check.
- Access for photography and for the cleaner, usually a key safe we arrange.
- Confirmation that your mortgage and any lease or freehold terms allow short letting. We will tell you what to ask and who to ask.
- Appropriate insurance. A standard landlord policy will not cover short stays — we will point you at the right kind.
- The property furnished to a decent standard. If it is not there yet, we will tell you exactly what is missing and roughly what it costs.
What happens in week one
The busiest part of the whole arrangement, and none of it is yours to do.
- Professional photography, usually a two-hour visit.
- Listings built and published across Airbnb, Booking.com, Vrbo and the mid-term platforms, on one synchronised calendar.
- Pricing set, then optimally adjusted daily, from the moment you go live.
- A local cleaner brought in, briefed and scheduled around the calendar and specifications.
- Compliance checked before anything goes live — we will not put a property up until that is done.
What happens every month after
01
Daily
Guest messages answered, pricing adjusted against local demand, enquiries handled within minutes.
02
Between every stay
A full reset against a written checklist — linen changed, everything restocked, every room photographed.
03
Monthly
A statement showing the detail rather than a single number, and a note on anything that needs your attention.
You can back out at any time
Three months to start, so the listing has time to gather reviews and demand. After that it is thirty days’ notice, either side, for any reason and without a conversation about it. Your listings and your reviews stay with you if you go.
We would rather tell you honestly that a property does not suit this than take it on and disappoint you.

Twenty minutes, and an honest number — including when the honest number is that it is not worth doing.
