Your property,
run properly.
We run furnished properties as short and mid-term stays across every major booking platform.
You keep the property and the income. We handle everything.
No obligation. No contracts. Twenty minutes.

You already know how this goes
Two months empty between tenants.
The boiler call on a Sunday night.
The tenant who stopped answering the phone.
Rent that has not moved in three years while everything else has.
And as the rules keep changing, getting your own property back takes longer than it used to.
If any of that sounds familiar, you are not doing it wrong. The long-let model itself has got harder.
The rules changed. A tenancy is not the safe option it used to be.
Section 21 is gone. Notice periods are longer, and removing a tenant who stops paying is slower and more expensive than ever before.
Short and mid-term letting avoids the question entirely, because there is no tenancy.
You keep control of the property, you can use it whenever you want, and your rate is not fixed to whatever you agreed a year ago.
What you actually keep
Most owners compare short-let income against their full rental price. That is the wrong comparison — after fees and agency costs, your margin rapidly lowers, and money was never the only thing a tenancy was costing you.
A long tenancy
Two-bed flat, let at £1,400 pcmManaged short & mid-term
The same property, run by useach month
This is a plain two-bed with nothing remarkable about it, run on numbers we have deliberately held down. Most properties we look at come out ahead of this, not behind it. The longer it runs this way, the further apart the two columns get.
Beat the net, not the rent. That is the only comparison worth making — and if yours does not clear it, we will tell you.

One property, every channel
Your property goes live on Airbnb, Booking.com, Vrbo and multiple mid-term platforms at the same time, on one synchronised calendar. More channels means more nights booked — and it means the quiet months are covered by longer stays rather than left empty.
- Listing built and photographed properly, then priced daily against real local demand.
- Every guest handled from enquiry to checkout. You will not hear from us at 2am, and neither will you hear from them.
- A full reset between stays: linen changed, restocked, every room photographed against a written standard.
- Maintenance found early, because somebody is in the property every few days.
- A monthly statement showing where every pound came from — and the listing stays in your name.
We run it like
a small hotel
A well-run short-let is a hotel with one room. That is genuinely how we treat it, and it is why the returns work — guests who arrive to a properly prepared property leave five-star reviews, and reviews are what let us raise your rate.
We choose who stays
Not every booking is worth taking. We check each guest, so no one damages your property.
The same reset, every time
Written checklist, linen changed, everything restocked, every room photographed. You see the photos too.
Problems found in week one
Not month eighteen. Somebody is in the property constantly, which is worth more than an annual inspection.
Guests get a real welcome
The best experience provided, to receive the best ratings.
Four steps, and
only one of them is yours
Step one
Free earnings estimate
We run your property’s real numbers, cautiously, and show you what it would net you.
Step two
We set it up
Photography, listings across every platform, pricing, cleaner, compliance checks. One to two weeks.
Step three
We run it
Guests, cleaning, maintenance, pricing, reviews. From here you do nothing.
Step four
You get paid
Monthly, with a statement that shows the detail rather than a single number.
Three kinds of owner
Landlords who have had enough of tenancies
Low yields, void months, tenant problems, and now tighter rules. Selling is not the only alternative.
Owners of a second or inherited property
It should be earning, without turning you into a full-time host or a part-time cleaner.
Hosts already doing it, and drowning
Listed already, but buried in messages and turnovers — or leaving money on the table on price. We take it over.
The person who will
actually be looking after it

I’m Jake. I started South East Sleepers because I kept meeting landlords along this coast who owned something genuinely valuable and had quietly started to resent it. Void months. The boiler call on a Sunday. A property that was supposed to buy freedom and instead ate weekends.
I have years of experience with all types of Trades, so I know what a repair should actually cost and you will not be overcharged. I am a few minutes from most of the properties I look after, which means when something goes wrong I am there — not on a phone line in another county.
Your property’s performance is my reputation in a place where owners talk to each other, and that is a stronger guarantee than anything I could put in writing.

Built properly, on purpose
- A limited company, registered in England and Wales, with the company number in the footer.
- Registered with the Information Commissioner's Office, because we handle guest and owner data.
- Professionally insured, with a written management agreement you keep a copy of.
- Your money never passes through us. The listing and the payouts stay in your name, and you see every booking as it happens.
This is the difference between a business and a novice with a phone.
How we work together
Commercially
- A percentage of what the property takes, agreed upfront. Nothing hidden.
- No setup fee and no monthly charge. If it does not earn, we do not earn.
- Three months to start, then thirty days' notice either side, whenever you want.
- The listing and the income stay in your name. You see every booking as it happens.
Why us
- Local. We can meet you and walk the property, not manage it from three counties away.
- Limited company, registered for data protection, insured, and a written management agreement.
- A trade background — so you will not be overcharged when something needs fixing.
- Conservative numbers. When a property does not work for this, we say so.
Six months from now, this is a property you do not think about. The bookings come in. The cleaner turns up. The statement lands at the start of the month.
You block out a week in August because you fancy going down yourself, and nobody has to be given two months’ notice.
That is the whole offer. Nothing dramatic — a property that behaves like an asset instead of a job.
Find out what your
property could earn
Twenty minutes, and an honest number — including when the property is not suitable for short-term rental.
We reply the same day. No contracts, no pressure.
